Our Home Search & Savings Centers are designed to help the Real Estate Consumers save Time, Effort, and Money. Our real estate savings System has evolved and updated over the years to take advantage of the newest MLS-IDX Technologies
BEST HOME SEARCH: As a former Member of the local MLS Board of Directors, I enjoy keeping up with the Internet Data Exchange (IDX) Systems. As a Real Estate Company Owner I have used a number of these technologies as they have evolved. Today we are using the FlexMLS IDX system and I have been very happy with it. But I am waiting for the Showcase IDX system to be released in the state of South Carolina. It looks like it will make it a little easier and faster for my clients to get the search results they want.
HOME BUYER REBATES: The Best Home Search also features highly rated Realtors that can offer you Real Estate Rebates. Also known as Agent Commission Splits or Home Buyer Rebates, Real Estate Rebates are available in 40-States. These 40-States include about 88% of the population of the United States.
MLS LISTING SAVINGS: For Home Sellers, we offer Professional Real Estate Service with Savings in all 50-States. While some agents may say you cannot have Full Service and Savings, our Agents prove them wrong. Our system seeks out Agents offering “Full Service for Less” Home, Listing, Marketing, and Selling Solutions.
Real Estate is a very competitive Industry, and the Internet helped establish a number of New Real Estate Business Models. While FSBO and Fee-For-Service Listing Agents have a following, Full Service is still the Most Popular. Adding the Rebates and MLS Discounts to Full Service has made it even more popular. The average 6% home Listing and Selling plans are now averaging 5%.
As a home seller, you will find some of the most professional, flexible, and generous Realtors in our nationwide network. Our Network Members pay us little or no fees. Many of them own their own business and do no have to pay Franchise Fees. A growing number of them work from home and keep their overhead low. Our Network Realtors enjoy sharing their savings with their clients.
As a Home Buyer, you will find our Realtors will work as your Advocate. They are Buyer Brokers and Buyer Agents that can help you get the best price and terms on the home of your choice. Our Network Realtors are not only dedicated to representing your best interests, here is how they can help you make buying your home less expensive:
Step 1 – You need to get Pre-Approved for a mortgage loan unless you are planning on paying cash for your home. Having a Pre-Approval Letter from your Lender will help you determine your true price range. Plus it also puts you in a much better-negotiating position for Real Estate Savings. This is a competitive advantage for you over buyers who may not have taken this first step.
Step 2 – As a Buyer, it is important to undеrѕtаnd that the Listing Agent is likely Not Your Friend. They are typically required to represent the best interests of the seller. They are also required to get the seller the best price and terms. Remember not to share any personal information with them such as your finances, price range, and time frame for buying, etc.
Stер 3 – Unless you are experienced with buying real estate in your hometown or your destination city, it is important to select a qualified a local Buyer’s Broker to work as your Realtor. The Realtors at The Real Estate Solutions Center are highly qualified Buyer Brokers and/or Accredited Buyer Representatives who are dedicated to saving you time, effort, and money during the entire home buying process.
Stер 4 – You can contact any Buyer’s Broker you may choose. Explain your wants and needs, and show them your pre-qualification letter. It is like Gold to them, and it is proof you are ready to move forward. If you are interested in a specific neighborhood, town, or Zip Code, the Buyer Brokers at The Real Estate Solutions Center can help you personally or match you to one of their Buyer Agents who specialize in your area of interest.
Step 5 – When you have selected your Buyer Broker or Buyer Agent, make sure they are willing to provide you a written Buyer Agency Agreement. Not all of our Realtors provide Rebates, so you will need to ask if necessary. If they do offer a Rebate it should also be outlined with the professional services they are offering.
Stер 6 – Next, you should notify your lender of the approximate amount of any Buyer Rebate you expect based on your price range. It is important that you discuss this with your Lender so they can determine how any real estate savings including a rebate can be best applied to your Closing Costs. Closing Costs can typically include Lender Fees, Pre-paid items like Insurance, and possible an interest rate buy-down.
Step 7 – When уоu find the hоmе thаt mееtѕ your nееdѕ and you enter into a Purchase Agreement, уоu should make the rebate known to all other parties. You do not want any issues at closing on how the real estate rebate will be handled as a credit to you at closing.
